Board Members Speak UP

Key Takeaways

1
No Vote, No Transparency
There has been no public board vote on whether to repair the elevators or delay for the dispute with TKE.
2
Repairs Delayed Despite Funds Available
Elevators remain out of service—sometimes up to 50% down—even though we have the money to fix them now.
3
One Voice Instead of Five
Five elected board members, yet only one appears to be making decisions, with no visible debate or accountability.

There has never been a public vote by our five elected board members on a critical issue affecting every resident:

Should the elevators be repaired immediately, or should we wait until the ongoing dispute with TKE is resolved?

This dispute has been dragging on since November—while our elevators continue to fail. At times, up to 50% of our elevators have been out of service, severely impacting daily life for residents.

What We’ve Been Told

Board President Olena Biletska stated that TKE’s repair cost—$50,000 per elevator for cable replacement—was too high. She claimed competitors quoted between $30,000–$34,000 per elevator.

TKE then offered a reduced price of $63,000 for two elevators ($31,500 each).
We have the funds with over $9 million in the bank!
So the question remains:

Why aren’t the repairs being done now, with any disputes handled afterward?

Where Is the Vote?

This decision affects every owner and resident. Yet:

  • No public vote has been held
  • No individual positions have been disclosed
  • No accountability has been provided
  • Does not affect our VP Julius Barbat as he is in France for 6 months as he does this every year

We should demand a public vote for immediate repairs.
If the board chooses not to act, each member should explain their decision.

Ask Your Board Members

Many of you may know a board member—whether as a neighbor, acquaintance, or friend.

Ask them:

  • How did you vote on repairing the elevators?
  • Why did you support delaying repairs?
  • Are you representing residents—or deferring to one person?
“A good leader welcomes questions. A bad one demands loyalty.”
— Captain Olivia Benson, Law & Order: SVU

Silence Speaks Volumes

Have you noticed:

  • No debate during meetings
  • No dissenting opinions
  • No visible discussion
  • Decisions and signed contracts have been done before the meeting, rendering the meeting a dispersal of news, and not an actual vote.

Five elected officials… yet we only hear one voice. If decisions are being made unilaterally, we must ask:

Are we being governed by a board—or by a single individual?

Accountability Matters

Board members have a fiduciary duty to act in the best interests of the community.

If there was no vote, then each member must answer:
Why run for the board if you are not going to participate in decisions?

Accessibility and Transparency

Residents have reported:

  • Emails going unanswered
  • No direct contact information provided
  • Concerns being filtered through the office with no response

This lack of communication is unacceptable.

Your Board Members

  • Olena Biletska (PH-01), President
  • Julius Barbat (A1711), Vice President (currently away for 6 months)
  • Jose Massuh (A606), Secretary
  • Dorris Salazar (A900), Treasurer
  • Christian Bagshaw (A302)

Final Thought

This is not just about elevators.

It’s about:

  • Accountability
  • Transparency
  • Representation

There are five voices on this board. We deserve to hear every one of them

Demand to know:

Did they vote to repair—or to wait?

At the very least, they owe you that answer.
