What’s a Q&A Session Without the A?

Florida law requires condominium board meetings to include a question-and-answer comment period at each meeting. Owners are not limited to asking about the meeting agenda.

At the June 30 Board meeting, every Board member attended via Zoom for the second meeting in a row.   It has been over a month since.

QUESTIONS THE BOARD REFUSED TO ANSWER

When the Q&A Began, Owners Asked Straightforward Questions

  • What is the status of the new gym project? It has been seven months since owners voted.
  • Why has windstorm insurance not been increased? The Board previously agreed to increase coverage. We have the money, current coverage is only 17%, while 100% coverage is required by law.
  • Why was the auditor’s recommendation ignored? The auditor recommended moving $2.6 million in excess operating funds into an interest-earning reserve. At 4.5%, that money could have earned more than $117,000 this year.
  • Why are unpaid owner assessments still so high? The outstanding balance on 5/31/26 is approximately $458,000.
  • Why were lawsuits filed in the Association’s name without consulting the owners? Which board members voted “Yes” for this?
  • What is the status of the two lawsuits filed against the Association based on the Board’s actions?
  • Where are the engineering reports following the Mandarin implosion?
  • Where is the promised accounting of the holiday bonus funds?
The Board promised to get back to the owners. More than a month later, we are still waiting.

The Board refused to answer.

These weren’t questions requiring research. They were questions about decisions the Board had already made—or had chosen not to make.

The lawsuits are paid by us to prosecute using our dues and to defend using our BKMA dues.  We do not know which board members voted in favor?  Were they even asked?

Instead of answers, we were told they would “get back to us.”

Then came perhaps the most revealing moment of the meeting.

The Board admitted that none of them had even taken notes on the unanswered questions.

How do you plan to provide answers when you didn’t even write down the questions?

More than a month has now passed.        Still no answers.

This wasn’t a one-time oversight. It’s a documented pattern. Questions are deferred. Promises are made. Follow-up never comes.

Owners deserve more than silence. We deserve a Board that answers questions, keeps its commitments, and remembers that it works for the owners—not the other way around.
