Happy Anniversary!

Today marks the six-month anniversary of the start of construction on our second-floor elevator lobby renovation.

The project is being led by our Board President, Olena Biletska, who frequently points to her construction background.

Let’s put this project into perspective.

The entire renovation area is less than 600 square feet—roughly the size of many owners’ living rooms.

What Has Been Accomplished During These Six Months?

During the same amount of time…

  • 🎉 Our board managed to host five parties and social events, of course all with last minute invites and few if no board attendees
  • The third manager was terminated, it took 165 to replace the headcount
  • 🏗️ A 20-story hotel and convention center was imploded, the debris removed, and the site largely cleared.
  • ⚽ The 2026 FIFA World Cup was completed—48 teams, 104 matches, one champion in 39 days.
  • 🏛️ The U.S. government experienced two partial shutdowns, including one lasting 76 days.
  • 🚧 BK1… is still working on a 600-square-foot elevator lobby  where no work has transpired in the past two months.

Apparently, building a lobby is harder than running a World Cup.

Perhaps the Board should stop planning parties long enough to finish a lobby.

What Still Hasn’t Been Accomplished?

While the lobby inches along at a pace that would make a glacier impatient…

  • The Board still hasn’t answered owners’ questions. At the June 30 meeting, owners asked straightforward questions that required no research. The Board refused to answer the questions. The Board promised answers to come. Three weeks and two parties later… still nothing.
  • The promised increase in windstorm insurance coverage from approximately 17% to 100% has still not happened, despite sufficient funds being available in the insurance budget.
  • Past-due association assessments have climbed to $558,000, with no meaningful public discussion of how this problem is being addressed.

And Then There Are the Elevators

At the June 3 Board meeting, the Board hired a new elevator service contractor.

The good news? Elevator #2, after being out of service for eight months, was finally repaired.

After new company hired on 6/3/26 yet elevator #1 is still out of service for 122 days

The bad news? Forty-seven days later, Elevator #1 is still not back in service, as of this writing for a total one hundred and twenty two days!

When replacing an elevator contractor was presented as the solution, owners reasonably expected progress—not another month and a half of waiting.

Accountability Isn’t Optional

Leadership isn’t measured by speeches, parties, or promises.

It’s measured by results.

Six months.
One lobby.
One elevator still down.
Hundreds of thousands of dollars in delinquent assessments.

Millions of over budgeted dollars in operating funds
No answers to owners’ questions.
No completed insurance commitment.

The issue isn’t just the decisions this Board has made.

It’s the extraordinary amount of what they haven’t done.
